Trouble Shooting Guide

Before you submit a maintenance request through your tenant portal, please review the below troubleshooting tips.

SMOKE DETECTOR:

Won’t work when tested:

Test with an approved smoke detector smoke spray and replace battery.

Smoke detector beeps:

Replace battery, check for property wire termination connection. If this does not work,submit a work order immediately.

POWER, PLUGS AND SWITCHES:

No power to plugs or switches:

Check and reset breaker panel or replace blown fuses. Check and reset all GFI outlets (located in kitchen, bathrooms, utility rooms and garages). Check if plug works off of a wall switch.

GARBAGE DISPOSAL

Garbage disposal doesn’t work:

When on, do you hear a buzz? If you do not hear a buzz, hit the reset button on the bottom of disposal and test. If you hear a buzz, turn off disposal and unplug from the wall. Place a 3⁄4” Allen wrench in the center shaft and twist back and forth (this unjams the disposal). Remove the object, turn back on and test. Repeat until object is removed.

WATER & PLUMBING

No hot water:

Check thermostat on the hot water heater tank for proper temperature setting. Check that thermostat is not set to “vacation”. Check and reset the breaker in the power panel. Check and reset the button next to the thermostat. If you have a gas water heater, check the pilot light.

Hot water is too hot:

Check thermostat on tank and turn down.

Plumbing or fixtures leak:

Turn off water fixture, turn off water supply line and notify Landlord immediately.

Toilet is clogged:

Plunge and test. Repeat as needed.

HVAC

No heat:

Check the thermostat. Does it need a new battery? Check that furnace covers are on properly.

Check the switch that looks like an ordinary light switch and make sure it is turned on (located in or near the furnace room).

Have you changed your filter in the last 3 months? Did you pay or disconnect the utility? It is the responsibility of the Resident to check and replace furnace filters no less than every three months.

No air conditioning:

Check all circuit breakers. Clean and replace filter and test. Check the battery in the thermostat. Resident will be charged for all HVAC repairs if the filter is dirty or missing.

DISHWASHER

Dishwasher won’t drain:

Clean food out of bottom of dishwasher.

Dishwasher won’t clean dishes:

Don’t run garbage disposal while the dishwasher is running. Do not use liquid or gel detergents. Run the dishwasher without any soap and with a cup of vinegar through several cycles.

Clean out the bottom of your dishwasher (look for food and plastic). Pre-wash/rinse your dishes before putting them in the dishwasher.

Dishwasher grinds or no water is coming in:

Turn off if there is no water on the bottom and pour two large glasses of water into the bottom and re-start. Run the dishwasher with no soap and with a cup of vinegar to clean out any remaining soap that could be blocking the pump. If problem persists, call Landlord and discontinue use until a professional can look at it.

REFRIGERATOR

Refrigerator is too warm or too cold:

Check the thermostat in the refrigerator and make sure it is set correctly. When temperatures get very hot in the summer and if your house is not air conditioned, sometimes refrigerators have difficulty keeping up.

Water drips from freezer to refrigerator compartment:

Remove all food and store in a cooler. Turn off the refrigerator and allow defrosting. Turn refrigerator back on and replace food.
